PROBLEMS WHEN design show unit H-Mansion | Service Apartment

Balancing Aesthetics and Practicality: The space must be visually striking enough to leave an impression while maintaining “operational durability”—a necessity given the high turnover and usage patterns of a serviced apartment. Limited Space: With fluctuating floor areas for each unit, the project demands smart interior layouts that optimize functionality without compromising an airy and spacious feel. Appealing to a Diverse Tenant Base: The design must avoid overly niche or personal styles. Instead, it requires a sophisticated neutral aesthetic that resonates with tenants from various cultural backgrounds. Optimizing Investment Costs: The developer sought to maintain a reasonable construction budget while ensuring the interior feels luxurious and unique, avoiding a “budget” or “cookie-cutter” design look.

Design proposals for each category

Co-IDB proposed a Modern Contemporary interior design solution, blending minimalism, modernity, and convenience. The primary color palette consists of white, gray, and beige, accented by light wood grains and matte black metal details. The overall feel is clean, warm, highly adaptable, and easy to maintain.

Key Design Highlights

1. Living Room – Common Area

The living room features an open-plan layout that flows seamlessly into the kitchen. A neutral fabric sofa is paired with a small circular wooden coffee table and a low-pile rug to evoke a cozy atmosphere. The wall behind the sofa is decorated with abstract art and recessed spotlights. The TV console is designed with a simple, open-base structure to facilitate regular cleaning and maintenance.

2. Kitchen & Dining

The kitchen is arranged in an I-shaped (linear) layout, utilizing light wood-tone lower cabinets and smooth white-painted upper cabinets. It features integrated recessed handles and a subtly veined white quartz countertop—a combination that is both modern and easy to clean. A wall-mounted dining table with minimalist chairs is used to save space. A monochromatic pendant light serves as a refined accent without overwhelming the room.

3. Bedroom

The bedroom follows a minimalist design, prioritizing relaxation. It includes an upholstered headboard and two small bedside tables with integrated power outlets for convenient device charging. A built-in wardrobe with sliding doors maximizes floor space. A full-length mirror combined with wood-grain decorative panels adds depth and enhances the sense of luxury.

4. Bathroom

The bathroom design is modern, featuring grey stone-textured tiles, a wall-hung lavabo, a touch-sensor LED mirror, and matte black stainless steel fixtures. The glass-enclosed shower area provides clear zoning, ensuring the space is functional yet uncluttered. Personal storage is cleverly hidden behind the mirror or integrated beneath the sink to maintain a clean aesthetic.

5. Supporting Details & Decor

The space is finished with multi-layered lighting, including recessed ceiling lights, bedside reading lamps, and accent lighting for depth. Details such as matte black trims, subtle recessed moldings, and medium-sized canvas prints are strategically placed to create a “lived-in” feel, avoiding a cold, showroom-like atmosphere.
